Alex Rance is the Principal of RealEx Inc. and a fully accredited Commercial Real Estate Appraiser serving Southwestern Ontario, holding the P.App., AACI, and PLE designations. He is also the Chair of the Appraisal Institute of Canada’s London Chapter for 2024 and 2025.

A member of the Appraisal Institute of Canada since 2014, Alex has completed hundreds of appraisal assignments across Ontario and the Greater Toronto Area. His work spans multifamily, industrial, office, retail, institutional, and mixed-use properties, as well as self-storage facilities, resorts, golf courses, commercial and industrial land, residential development land, and proposed “as-if complete” projects. He provides valuation and advisory services for mortgage financing, construction, renewals, financial reporting, litigation, negotiation, expropriation, and internal decision-making. His clients include lenders, private owners, developers, asset managers, and all levels of government.

Born in London, Alex graduated from Chatham-Kent Secondary School before beginning his career in Toronto’s financial core with Mackenzie Ray Heron & Edwardh, a CRE appraisal firm established in 1928. He later joined KPMG’s Real Estate Appraisal & Advisory Group on Bay Street and spent five years with a leading commercial appraisal firm in London before establishing RealEx Inc. He holds a Bachelor of Commerce in Real Estate Management and Corporate Finance from Toronto Metropolitan University (formerly Ryerson University), UBC’s Postgraduate Certificate in Real Property Valuation, and has completed the Canadian Securities Course (CSC).

Beyond appraisal, Alex owns and manages a property portfolio in Southwestern Ontario, giving him hands-on experience in leasing, management, renovations, and land development approvals. Outside of work, he enjoys weight training, world travel, and following the Premier League and Formula 1.
